Frequently Asked Questions
All renters are to complete a lease application-online with tenant Evaluation at tenantev.com. Enter the following code when prompted: 6108. PER THE GOVERNING DOCUMENTS VISITORS/TENANTS POLICY.
1. All visitors and/or tenants occupying residences for more than seven (7) consecutive days shall be registered with the property manager or other designates of the Association before the time of their occupancy of the residence.
2. Residences may not be rented for periods of less than thirty (30) consecutive days. A copy of these Rules and Regulations must be given to the tenants, by the owner, or the owner’s agent.
PARKING
1. All Owners and Tenants must park their vehicles in the garage with the garage door closed.
2. Guests/Visitors (including service personnel and Real Estate Agents) must park at the designated areas;
a. The end of the driveway of each building.
b. Behind the owner’s garage.
3. Overnight guests shall park their vehicles at the end of the driveway. If the end of the driveway is occupied, guests shall park their vehicles behind the appropriate garage.
PETS
1. No more than two commonly accepted household pets such as a dog or cat and no more than 2 caged birds, and a reasonable number of tropical fish; not being kept or raised for commercial purposes shall be permitted upon the following conditions:
2. No reptiles of any kind are permitted.
3. Oversized breeds (greater than 100 lbs.) are not permitted.
4. Dogs shall be under hand-held leash or carried at all times.
5. Messes made by any pets must be removed (no matter what size) and placed in owner’s trash receptacles, or at designated pet stations, by owners or handlers immediately.
6. Pets that are vicious, noisy or otherwise unpleasant will not be permitted in the Condominium. In the event that a pet has become a nuisance or unreasonably disturbing written notice shall be given to the owner or another person responsible for the pet and the pet must be removed from, the Condominium property within four (4) days.
7. GUESTS AND TENANTS ARE NOT PERMITTED TO HAVE PETS.
8. Pets are not to be housed on lanais or front terraces.
9. Pets are NOT allowed in the pool area.
MOVING AND DELIVERIES
1. Persons moving furniture and other property into and out of residences must do so only Mondays through Saturdays between the hours of 8:00 A.M. and 5:00 P.M.
2. Moving vans and trucks used for this purpose shall only remain on condominium property when actually in use.
RULES FOR DECORATORS, CONTRACTORS, AND SUB-CONTRACTORS
1. The unit owner must pre-register with the Property Manager giving him the name, address, telephone number and fax number of the unit owner’s representative who will be overseeing the work being done in the unit whether it is the interior decorator, the general contractor or the unit owner.
2. Prior to commencing work, the unit owner’s representative must submit to the manager, a list of names, addresses and telephone numbers of all subcontractors who will be working in the unit, together with a schedule for their work.
3. Repair, construction, decorating or re-modeling work shall only be carried on Mondays through Saturdays between the hours of 8:00 A.M. and 5:00 P.M. and the rules for decorators and subcontractors set forth herein must be complied with.
4. The contractor and all subcontractors must have Type “B” licenses in Collier County and submit proof of the same for the Manager’s file.
